The IT destination

Setting up of Hi-Tec city in Hyderabad was perhaps the turning point in the city gaining an identity as the IT hub. The world-class infrastructure has helped attract multi-nationals to open shop here.

HYDERABAD WAS known as the quiet capital in South India, with only the reflections of the Nizam culture spearheading its name in the country and abroad. Till the year 1996, when Chief Minister Chandrababu Naidu came up with a brain wave of making it the IT hub, thus causing a paradigm shift in the population of the twin cities. The same year Larsen & Toubro (L&T), signed an MOU with the state of Andhra Pradesh and the formal launch of Hi-tec city was done in the year 1997 at Madhapur, where all that one remembers of the landscape were rocks and more rocks. It sure was a mammoth task for the Government and L&T to build such an area into one of the most sought after areas today, which is visited by a dignitary almost every second day according to the Senior Deputy General Manager, Sridharan. Says Sridharan, "there was a lot of skilled manpower existing in South India, in the form of computer engineers, software programmers etc., but no multi-national was making a base here only because of the lack of infrastructure. Thus we aimed at making the state-of-the-art techno township which is today built over 15 acres and in two phases, Cyber towers and Cyber Gateway."

Aesthetically designed by Chakrapani & Associates from Chennai in close consultation with the design team of L&T itself, Hi-Tec city is sure a must see for almost every visitor. With world class working ambience, state-of-the art infrastructure, latest security measures like automated entrance and cameras, top of the line data and voice communication facilities through multiple service providers and every conceivable amenity like hotels, shopping complex, an amazing theatre, banks, foreign exchange counters etc., it is a one stop shop for all the needs of an employee and employer. The incentives for a company taking up a place in Hi-Tec city were: no registration and stamp duty charges and also employment based incentives for companies setting up customised facilities. The power to this techno-township is from two different feeders and if both the feeders fail, then there is a generator back up which comes on within 20 seconds of a power failure. Phase I of this project (Cyber towers) was completed in a record time of 14 months and inaugurated by Prime Minister Vajpayee. Says Sridharan, "Before the multi- nationals like Microsoft, Oracle, GE etc came in, they even had an environmental audit to make sure that the place was conducive for working.

There are three segments in IT, namely software services, IT enabled services like call centres and Machine intensive centres like data recovery centres, which are usually in bunkers abroad. The power requirement for the third segment is very large, which is why these centres are usually not established in India too easily. But in Hi-Tec city, the entire first floor in both Cyber Towers and Cyber Gateway are taken by machine intensive centres."


PARADIGM SHIFT: A state-of-the-art techno township.

Cyber Gateway is the single largest building in the country with an area of 90,00,00 sq.ft and with over 9000 people working in it. The rental value is Rs. 35 per sq.ft approximately, wherein even the best place in the twin cities costs Rs. 18 per sq.ft. Thus, the rental value could work out to a crore per month. 70 lakh rupees are approximately spent on the maintenance of both the phases every month, with Group 4 security and housekeeping round the clock. The maintenance of the sliding glass in Cyber Gateway is done by a special force called `spidermen', which alone costs around a lakh every month.
